Three things we see on Council Bluffs policies that families do not expect:
1. Flood is not covered, and more of Council Bluffs is in a flood zone than people think. Standard homeowners policies exclude flood. The 2011 and 2019 Missouri River floods reached parts of Pottawattamie County, and neighborhoods west of I-29, near Lake Manawa, and along Indian Creek and Mosquito Creek can fall in FEMA Zone AE, where a lender requires flood insurance. If you are not in a mapped zone, a preferred-risk NFIP or private flood policy often costs a few hundred dollars a year. We check the flood map on every Council Bluffs home we quote.
2. Roof age now sets your rate and your coverage. Most carriers writing Iowa have moved to actual cash value (depreciated) roof settlements once a roof passes 10 to 15 years, and some will not write a roof over 20 years old at all. After a hailstorm, the difference between ACV and a replacement cost roof endorsement can be $8,000 to $15,000 out of pocket. We check settlement terms on every homeowners quote.
3. Older homes are underinsured for what it costs to rebuild them. Council Bluffs has a large stock of pre-1940 homes with plaster, hardwood and brick that costs far more to replace than the market value suggests. Iowa requires minimum liability limits of 20/40/15: $20,000 bodily injury per person, $40,000 per accident, and $15,000 property damage. Uninsured and underinsured motorist coverage must be offered but can be declined in writing. Those minimums are among the lowest in the country.
Council Bluffs sits at the I-80 and I-29 interchange with the heaviest truck traffic in Iowa, and a single at-fault accident there can exceed $15,000 in property damage before anyone is treated for an injury.
