Three things we see on Papillion policies that families do not expect:

1. Roof age now sets your rate and your coverage. Most carriers writing in Sarpy County have moved to actual cash value (ACV) roof settlements once a roof passes 10 to 15 years, and some will not write a home with a roof over 20 years old at all. ACV means depreciation comes out of your hail claim. If your roof is 12 years old and a storm takes it, the difference between an ACV and a replacement cost roof endorsement can be $8,000 to $15,000 out of your pocket.
